How much does a roof replacement cost?+
It depends on your roof's size, pitch, and complexity, plus the shingle tier you choose. There's no single number that fits every home. Our online estimator uses the same economy, standard, and premium tiers our crews price from to give you a real range in a couple of minutes, and a free on-site visit locks in the final price.
Do you charge for estimates?+
No. Estimates and on-site inspections are free with no obligation.
Why do prices vary so much between roofing companies?+
Material tier, labor pricing, warranty coverage, and how thoroughly a company inspects the roof before quoting can all affect price. We recommend comparing the full scope of work, not just the bottom-line number.
Timeline & scheduling
How long does a roof replacement take?+
Many straightforward homes can be completed within a day or two of active work, but weather, roof complexity, and material availability all affect the schedule. Your proposal will include a project-specific timeline.
How soon can you start after I approve a quote?+
Scheduling depends on our current workload, the weather, and material availability. We'll give you a realistic start window when we finalize your proposal.
The roofing process
Tear-off vs. overlay — what's the difference?+
A tear-off removes the existing shingles down to the deck so it can be inspected and repaired before new roofing goes on. An overlay installs new shingles over an existing layer. Many homes are limited to one overlay layer by code or manufacturer requirements, and a tear-off is usually the better long-term choice since it lets us see and fix what's underneath. We'll recommend the right approach after inspecting your roof.
What happens to my landscaping during a roof replacement?+
We take steps to protect the property during tear-off and installation, including covering landscaping near the home and doing a magnetic sweep for nails and debris. If you have especially delicate plants near the house, let us know ahead of time so we can take extra care or you can temporarily move them.
Will you handle permitting and cleanup?+
We can go over what's included for your specific project, including permitting where required and full cleanup, as part of your written proposal.
Payment, warranty & insurance
What are your payment terms?+
Payment terms, including any deposit, are laid out in your written proposal before any work begins, so there are no surprises.
Do I need to put down a deposit?+
Deposit requirements are part of your written proposal. We'll go over them with you before you approve anything.
What warranty do you offer?+
We back our installations with a 2-year workmanship warranty. Manufacturer shingle warranty coverage depends on the material tier you choose.
